Section 01 · Property managers

Property managers.

You manage someone else’s investment. When water finds its way into a unit at 2am, you need a restoration team that responds fast, communicates clearly with both you and the owner, documents everything for the file, and bills the way your management structure requires. We handle single-family rentals, small multi-unit buildings, large apartment complexes, HOAs, and commercial properties.

Section 02 · Realtors

Realtors.

A leak found during inspection. Mold behind a wall the buyer’s inspector flagged. A pipe burst the week before closing. Restoration issues in real estate transactions are time-sensitive in a way that few other industries are — close on time or the deal breaks. We work with realtors on both pre-listing repairs and post-sale issues, with documentation built for disclosure and a response speed built for closing timelines.

Flat referral fee · no plumbing upsell
Section 03 · Plumbers

Plumbers.

You found mold behind the wall. You opened the floor and the subfloor was rotted. Your customer’s leak turned into a restoration job that’s bigger than plumbing — and you don’t want to lose the relationship or the future plumbing work. We pay a flat referral fee per converted job, and we commit in writing not to upsell your customer on plumbing services. Your customer stays your customer.

Self-managed · honest pricing
Section 04 · Landlords & owners

Landlords and property owners.

You own one rental, or you own ten. You don’t have a management company — you handle it yourself. When a tenant calls about water damage at midnight, you need a restoration team that talks straight, gives you honest pricing, documents the job for insurance and tax purposes, and respects that this is your investment, not just another job.

Section 05 · Insurance adjusters

Insurance adjusters.

You’re handling a claim. You need accurate scope, clean documentation, IICRC-standard processes, and a restoration company that doesn’t inflate estimates or fight you on the scope. We document every job to S500, S520, or S700 standards depending on damage type, provide photo documentation, moisture readings, scope-of-work breakdowns, and we communicate directly with you when the policyholder authorizes it.

Section 07 · FAQ

Frequently asked questions.

The questions property professionals ask most before they put us on the vendor list.

Do you pay referral fees?
For plumbers, yes — a flat fee per converted job. For other professional relationships (property managers, realtors, adjusters), we don’t pay referral fees; the value is in the reliability, response speed, documentation quality, and the fact that we don’t compete with your service. Specifics for each profession are on the individual pages above.
Can you handle multi-unit buildings?
Yes. We work across single-family, multi-unit residential, HOA, and commercial property restoration. Multi-unit jobs require containment planning, tenant communication coordination, and structured billing — all of which we handle routinely.
Do you bill the owner, the management company, or insurance?
Whichever structure your relationship requires. We can bill the property owner directly, the management company, or coordinate directly with the insurance carrier on covered work. We adapt to your operating model, not the other way around.
How fast can you actually arrive?
55-minute response target across LA, Ventura, and Orange counties. From our Woodland Hills base, most of the Valley, Westside, Pasadena, and inland north OC is inside that window. Coastal and outlying areas may run slightly longer.
Do you handle insurance claims directly?
We document every job to insurance-claim standards and communicate directly with carriers when the policyholder authorizes us. We don’t act as a public adjuster — that’s a separate licensed role — but we provide the scope, documentation, and standard-of-care evidence insurers require.
What if my profession isn’t listed?
Call us. If the job involves property damage in our three-county footprint, we’ll figure out the right working structure for the relationship.
