Section 01 · First 15 minutes
First 15 minutes — what to do before we arrive.
While we’re dispatching, this is what protects your property and your insurance claim.
Water damage
Shut off the water at the main valve. Lift soft goods (rugs, drapes, electronics) off wet floors. Don’t run any electronics in standing water.
Mold
Don’t disturb it. Don’t spray bleach. Don’t tear out drywall. Cutting into mold-contaminated material without containment spreads spores through your entire HVAC system.
Fire & smoke
Don’t enter the property until the fire department clears it. Don’t wipe soot off surfaces — it’s acidic and smearing it makes the damage worse.
Sewage / flood
Stay out of contaminated water. It’s a biohazard, not just dirty water. Turn off electricity to affected rooms if you can safely reach the breaker.
Document everything
Photograph everything before cleanup starts. Insurance adjusters need timestamped damage documentation.
Section 02 · Why we get called most
Orange County’s two restoration patterns — coastal mold and inland fire.
Orange County splits cleanly into two restoration environments, and we handle both.
Coastal mold pressure
The Newport-to-San Clemente corridor lives under heavy marine layer year-round. Huntington Beach, Newport Beach, Laguna Beach, Dana Point, San Clemente — coastal cottages with original ventilation systems develop mold quickly in attics, crawl spaces, and behind drywall. Older inland cities — Santa Ana, Garden Grove, Westminster, Anaheim, Buena Park, Fullerton — have large stocks of 1950s–1970s housing where galvanized supply lines and slab leaks under post-war foundations create the same mold conditions from the inside out. Newer Irvine, Mission Viejo, Aliso Viejo, Rancho Santa Margarita, and Ladera Ranch combine clay-soil foundation movement with hillside drainage that creates slow water intrusion behind walls.
We perform mold remediation only. We do not test, inspect, or sell air-quality reports. A remediation company that does its own testing has an obvious incentive to find more mold than is actually there — that’s a conflict of interest, and we won’t operate that way. When formal testing or clearance is needed, we coordinate with independent third-party industrial hygienists. You hire them, they answer to you, not to us.
Every mold job follows IICRC S520 — containment with negative-air-pressure barriers, HEPA filtration, full removal of affected materials, antimicrobial treatment, structural drying to verified moisture readings, and clearance documentation.
Inland canyon wildfire exposure
Anaheim Hills, Orange Park Acres, Coto de Caza, Trabuco Canyon, Silverado Canyon, and the foothill stretch east of the 241 sit in recurring wildfire risk zones. Even when flames don’t reach a property, fine ash settles in HVAC systems and attic insulation. Smoke and acidic ash damage often outlasts the fire itself by months and creates respiratory health risks if untreated.

Newport Beach — single-family home, water damage from a leak.
A coastal property in Newport Beach with a water leak that required full water damage restoration. Properties this close to the ocean carry the additional risk that any unaddressed moisture quickly becomes a mold problem under marine layer humidity — so the job included extraction, structural drying to verified moisture readings, and a clearance check before any reconstruction. The same project manager handled the dry-out and the rebuild back to pre-loss condition.

Anaheim — single-family home, water damage from a leak.
A water leak in an Anaheim home that required full extraction, structural drying, and moisture verification. Older inland OC housing stock — Anaheim, Santa Ana, Garden Grove, Westminster — is where slab leaks and aging supply lines hit hardest. The job followed IICRC S500 from extraction through verified moisture clearance, with rebuild handled in-house.
This is the pattern across Orange County: coastal water damage becomes mold fast under marine layer; inland water damage hits older housing stock where slab leaks go undetected longest. Either way, the dry-out has to be verified, not assumed.

Section 05 · What sets us apart
What sets Instant Restoration apart in Orange County.
One licensed team from the emergency call through the rebuild — documented to the standards insurers require.
One license. One team. Mitigation through rebuild.
Most restoration companies stop at “dried and removed.” We hold a CSLB #1078518 B-General Building Contractor license, which means we don’t hand you off to a separate contractor for the drywall, framing, flooring, or finishes. Same project manager from emergency call to final walkthrough.
IICRC standards on every job, every time.
S500 for water & sewage, S520 for mold, S700 for fire & smoke. Not marketing copy — the standards we document against on each job for insurance and clearance.
We work with your insurance, not against it.
We document damage in the format adjusters need, communicate directly with carriers when you authorize it, and bill insurance directly on covered work. Most clients pay only their deductible.
HAZ certified.
Hazardous material handling, including asbestos surveys and lead-safe protocols required on older Orange County housing.
Section 06 · Common questions
Frequently asked questions.
The questions we hear most from Orange County property owners.
How fast can you actually arrive in Orange County?
Our target is under 55 minutes anywhere in Orange County. From our Woodland Hills base, north OC cities — Anaheim, Fullerton, Buena Park, La Habra — are typically inside that window. Central and coastal OC — Santa Ana, Irvine, Newport Beach, Huntington Beach — generally inside an hour depending on traffic. South OC — San Clemente, Dana Point, Laguna Niguel — may run slightly longer during peak hours. We’ll give you an honest ETA when you call.
Will my insurance cover the work?
Most water damage from sudden events (burst pipe, appliance failure, roof leak) is covered. Mold coverage varies by carrier and policy — many policies have mold sub-limits between $5,000 and $25,000. Fire damage is almost always covered. We coordinate with your adjuster directly with your written authorization and document everything to the standard insurers require.
Do you actually serve smaller OC cities?
Yes — we serve every incorporated city in Orange County plus unincorporated communities. If your city is in OC, you’re in our service area.
Do you do mold testing?
No. We perform mold remediation only — testing is a conflict of interest for a remediation company. When formal testing is needed, we coordinate with independent third-party industrial hygienists.
Do you handle the rebuild after, or just the cleanup?
Both. We’re a CSLB B-General Building Contractor, so drywall, framing, flooring, and finishes are part of the same project — not a separate contractor.
Are you available on nights, weekends, holidays?
Yes. Property damage doesn’t keep business hours. We answer 24/7 and dispatch on the same response target every day of the year.
