Property Damage Restoration in Ventura County

The marine layer rolled in and the bathroom started smelling musty. The Thomas Fire smoke is still in the attic insulation two years later. The pipe burst at 11pm and nobody’s answering. Whatever brought you here, the next call matters more than the next Google search. Instant Restoration covers all 10 Ventura County cities plus the surrounding communities with a 55-minute response target, IICRC-certified technicians, and a CSLB B-General Building license — which means the same team that removes the damage also rebuilds what was lost. Section 01 · First 15 minutes

First 15 minutes — what to do before we arrive.

While we’re dispatching, this is what protects your property and your insurance claim.

Water damage

Shut off the water at the main valve. Lift soft goods (rugs, drapes, electronics) off wet floors. Don’t run any electronics in standing water.

Mold

Don’t disturb it. Don’t spray bleach. Don’t tear out drywall. Cutting into mold-contaminated material without containment spreads spores through your entire HVAC system.

Fire & smoke

Don’t enter the property until the fire department clears it. Don’t wipe soot off surfaces — it’s acidic and smearing it makes the damage worse.

Sewage / flood

Stay out of contaminated water. It’s a biohazard, not just dirty water. Turn off electricity to affected rooms if you can safely reach the breaker.

Document everything

Photograph everything before cleanup starts. Insurance adjusters need timestamped damage documentation.

Section 02 · Why we get called most

Why Ventura County calls us — mold and wildfire smoke.

Ventura County sits at a hard intersection of coastal humidity, agricultural moisture, and wildfire-prone foothills.

The two services we run most across the county reflect that:

Mold remediation — the daily call

The coastal stretch from Point Mugu north through Oxnard, Ventura, and Port Hueneme lives under heavy marine layer. Inland communities — Camarillo, Santa Paula, Fillmore — have aging housing stock with original galvanized supply lines that slowly fail. Newer Westlake Village and North Ranch construction combines clay-soil foundation movement with hillside drainage that causes slow water intrusion behind walls. All of it produces mold.

We perform mold remediation only. We do not test, inspect, or sell air-quality reports. A remediation company that does its own testing has an obvious incentive to find more mold than is actually there — that’s a conflict of interest, and we won’t operate that way. When formal testing or clearance is needed, we coordinate with independent third-party industrial hygienists. You hire them, they answer to you, not to us.

Every mold job follows IICRC S520 — containment with negative-air-pressure barriers, HEPA filtration, full removal of affected materials, antimicrobial treatment, structural drying to verified moisture readings, and clearance documentation.

Wildfire smoke and ash — the recurring call

Thomas Fire. Hill Fire. Woolsey Fire. Maria Fire. Mountain Fire. Ventura County’s foothill communities — Thousand Oaks, Simi Valley, Newbury Park, Camarillo, Fillmore, Ojai — have repeatedly faced major wildfire seasons. Even when flames don’t reach a property, fine ash settles in HVAC systems, attic insulation, and surface finishes. Smoke damage often outlasts the fire itself by months.

We follow IICRC S500 (water damage from extinguishment), S520 (mold from suppression water), and S700 (smoke and fire). One team, one IICRC standard, documented for insurance.

Recent work across Ventura County

Camarillo — single-family home, post-wildfire smoke damage.

A house in Camarillo with no visible structural fire damage but heavy smoke and ash infiltration from a regional wildfire. Smoke had migrated through the HVAC system and settled into attic insulation, wall cavities, and surface finishes throughout the home. Untreated, this kind of damage continues to off-gas acidic byproducts and creates ongoing respiratory health concerns. Full smoke remediation following IICRC standards — HVAC decontamination, attic insulation replacement, surface cleaning and deodorization, and documented for the insurance claim.

This is the kind of work we run most often in Ventura County’s foothill communities after every major fire season — most of the affected homes never burned, but they still need full remediation.

Section 05 · What sets us apart

What sets Instant Restoration apart in Ventura County.

One licensed team from the emergency call through the rebuild — documented to the standards insurers require.

One license. One team. Mitigation through rebuild.

Most restoration companies stop at “dried and removed.” We hold a CSLB #1078518 B-General Building Contractor license, which means we don’t hand you off to a separate contractor for the drywall, framing, flooring, or finishes. Same project manager from emergency call to final walkthrough.

IICRC standards on every job, every time.

S500 for water & sewage, S520 for mold, S700 for fire & smoke. Not marketing copy — the standards we document against on each job for insurance and clearance.

We work with your insurance, not against it.

We document damage in the format adjusters need, communicate directly with carriers when you authorize it, and bill insurance directly on covered work. Most clients pay only their deductible.

HAZ certified.

Hazardous material handling, including asbestos surveys and lead-safe protocols required on older Ventura County housing.

Section 06 · Common questions

Frequently asked questions.

The questions we hear most from Ventura County property owners.

How fast can you actually arrive in Ventura County?
Our target is under 55 minutes anywhere in Ventura County. From our Woodland Hills base we reach Thousand Oaks, Newbury Park, Westlake Village, and Simi Valley well inside that window. Oxnard, Ventura, and Camarillo are typically inside an hour. Ojai, Fillmore, Santa Paula, and Piru may run slightly longer depending on traffic — we’ll give you an honest ETA when you call.
Will my insurance cover the work?
Most water damage from sudden events (burst pipe, appliance failure, roof leak) is covered. Mold coverage varies by carrier and policy — many policies have mold sub-limits between $5,000 and $25,000. Fire damage is almost always covered, including post-wildfire smoke remediation. We coordinate with your adjuster directly with your written authorization and document everything to the standard insurers require.
Do you do mold testing?
No. We perform mold remediation only — testing is a conflict of interest for a remediation company. When formal testing is needed, we coordinate with independent third-party industrial hygienists.
Do you handle wildfire smoke damage even if the house didn’t burn?
Yes. Most of the wildfire-related work we do is on homes that weren’t structurally damaged but absorbed smoke and ash through HVAC systems, attics, and surface finishes. Untreated smoke and acidic soot continue damaging surfaces for months and create respiratory health risks.
Do you handle the rebuild after, or just the cleanup?
Both. We’re a CSLB B-General Building Contractor, so drywall, framing, flooring, and finishes are part of the same project — not a separate contractor.
Are you available on nights, weekends, holidays?
Yes. Property damage doesn’t keep business hours. We answer 24/7 and dispatch on the same response target every day of the year.
