You’re not handed off between departments. The person who picks up the phone is the person who runs the job — they know your name, your building, your owner, and what’s already documented, so you’re not re-briefing every conversation.

We invoice the management company, the owner directly, or coordinate with the insurance carrier on covered work — whatever fits your authorization structure. We won’t bill an owner without your approval.

Do you work with our preferred billing arrangement?
Yes. We invoice the management company, the property owner, or coordinate directly with the insurance carrier on covered work — whatever your authorization structure requires. Tell us how you bill and we work to that.
Can you handle multiple buildings or a portfolio relationship?
Yes. We work with portfolio property management companies as well as single-property managers. Portfolio relationships typically include standardized communication protocols, pre-authorized response procedures for emergencies, and consolidated billing — all of which we set up at the start of the relationship.
How do you handle tenant communication?
Through you, by default. We don’t contact tenants directly without your authorization. If a tenant calls us, we route them back to you. Your relationship with the tenant is yours to manage — we’re the contractor, not the management company.
Do you carry the insurance we need to add you to our vendor list?
Yes. Full general liability, workers’ compensation, and a contractor’s bond per CSLB requirements. We provide certificates of insurance and W-9 documentation on request. Most management companies have us on file within 24 hours of the first call.
What about jobs that involve potential lead, asbestos, or other hazardous materials?
We’re HAZ certified for hazardous-material handling. For confirmed asbestos or lead in older buildings, we coordinate with the appropriate testing and abatement contractors and integrate into a unified scope. Common in pre-1980 housing across LA County.
How fast can you actually arrive?
55-minute response target across LA, Ventura, and Orange counties. Most of the San Fernando Valley, Westside, Pasadena area, and inland north OC is inside that window. Outlying areas may run slightly longer — we give an honest ETA when you call.
Do you handle reconstruction or just mitigation?
