Fire Damage Restoration in Malibu, CA
Malibu has two direct-burn fire events driving active restoration work today. The 2018 Woolsey Fire burned significant portions of Malibu — many rebuilds still finishing. The January 2025 Palisades Fire burned the eastern edge east of Malibu Canyon. Between the two events, fire recovery scope spans total-loss rebuilds, partial-loss structural fire, adjacent-property smoke and ash remediation, and combined post-fire storm intrusion — all layered on standard structural fire response. Malibu is a Very High Fire Hazard Severity Zone across the entire city. We do the full lifecycle in-house on one CSLB #1078518 B-General license. IICRC S700 certified. HAZ Certified. Est. 2019.

Section 01 · First 15 minutes
First 15 minutes — what to do before we arrive.
While we’re en route, this is what protects your property and your insurance claim.
Don’t enter until the fire department clears the property.
Hot spots can reignite, structural damage may not be visible, and smoke is still toxic.
Don’t wipe soot off surfaces.
Soot is acidic. Wiping it spreads and embeds the acid deeper into the surface, making professional cleaning harder.
Don’t run the HVAC system.
It distributes smoke and soot throughout the rest of the house, including areas that weren’t directly affected.
Don’t try to wash smoke-damaged clothing in your home washer.
Specialty cleaning is required — home washing sets the smoke and odor permanently.
Photograph the exterior and any accessible damage from outside.
Insurance documentation starts now. We’ll handle the interior documentation when we arrive.
Contact your insurance carrier or FAIR Plan.
Most homeowner and FAIR Plan policies cover fire damage, including emergency mitigation. Start the claim while we’re dispatching.
Section 02 · Fire damage patterns
A fire is really three losses at once.
Fire damage isn’t just flame damage. By the time the fire department leaves, a Malibu property typically has three overlapping damage types — and fire recovery here runs across two major events.
Direct flame & structural damage.
Burned framing, charred drywall, destroyed contents — and in the burn corridors, direct-burn total-loss reconstructions. The visible damage everyone sees.
Smoke & acidic soot.
Smoke penetrates everywhere — walls, HVAC, attic insulation, fabric, drywall. Wildfire smoke composite (burned structures + wildland) is more aggressive than wildland-only, and residual smoke residue keeps off-gassing until professionally cleaned.
Water damage from extinguishment or storm intrusion.
Suppression water soaks floors and walls, and fire-compromised structures take on winter storm water where fire-damaged materials failed. Combined fire + water creates secondary structural issues and mold risk within 24–48 hours.
We handle all three under one project — IICRC S500 for water damage from extinguishment or storm intrusion, IICRC S520 for resulting mold risk, and IICRC S700 for fire and smoke restoration throughout.
Fire damage patterns in Malibu:
Post-Palisades Fire eastern Malibu (east of Malibu Canyon, 2025 direct burn corridor).
Direct-burn total-loss reconstructions, adjacent-property smoke and ash exposure, HVAC contamination across affected neighborhoods, and FAIR Plan, standard carrier, and wrap policy coordination.
Post-Woolsey Fire ongoing scope (2018 direct burn areas, hillside and canyon).
Long-timeline rebuilds still finishing, delayed damage surfacing years after the event, combined post-Woolsey storm intrusion and mold, and multi-year insurance claim files still active.
Adjacent-property smoke and ash (structures that did not burn but sit within the corridor).
Heavy smoke penetration through HVAC, attic vents, and window seals; ash deposition on soft goods, hard surfaces, and exterior; wildfire smoke chemistry more aggressive than wildland-only; and ongoing off-gassing from residual smoke residue.
Standard structural fires (unrelated to major wildfires).
Kitchen fires (range, oven, appliance), electrical fires in older estate wiring, wood-burning fireplace and chimney fires, and garage and workshop fires.
Wildfire zone ongoing seasonal exposure.
VHFHSZ classification across the entire city, seasonal Red Flag conditions continuing, and regional fire events beyond Woolsey and Palisades still exposing the corridor.
Restaurant kitchen fires, retail and hospitality fires, and business interruption often layered with ongoing post-fire recovery scope.
Section 03 · Multi-event response
Multi-event post-fire response.
Malibu is unusual in that active restoration scope runs across two separate major fire events simultaneously. Standard fire response models one event per property — Malibu properties often carry residual scope from Woolsey 2018 that surfaces during Palisades 2025 recovery, or vice versa.

Our process in Malibu: 24/7 dispatch from Woodland Hills HQ, site assessment (which may require debris clearance access if total loss), board-up and stabilization if the structure is standing, full documentation for the carrier or FAIR Plan, contents pack-out if applicable, soot and smoke mitigation, structural drying if water is present, odor neutralization, HVAC decontamination, reconstruction on our CSLB #1078518 B-General license, and contents return at the final walkthrough. Typical timeline: 12-24+ months for total-loss rebuild, 3-9 months for partial-loss structural fire, 4-16 weeks for adjacent-property smoke and ash; combined post-fire + storm scope varies.
Section 05 · FAIR Plan & insurance
FAIR Plan and insurance coordination.
Malibu insurance is uniquely complex given multi-event history and VHFHSZ classification. Standard homeowner carriers, California FAIR Plan, wrap policies (Difference in Conditions), and multi-event hybrid arrangements all coexist.
FAIR Plan specifics.
The California FAIR Plan is the state-backed insurer of last resort for properties standard carriers will not cover — very common in Malibu given VHFHSZ classification. It covers fire and limited perils, typically paired with a wrap policy for what FAIR Plan excludes, and documentation requirements differ from standard carriers. Some Malibu properties carry active claims from both Woolsey 2018 and Palisades 2025, and delayed damage from Woolsey surfacing years after the event still creates related-loss determinations. We work directly with adjusters through the full timeline — Additional Living Expense (ALE) for displaced residents, depreciation and replacement cost coordination, code upgrade coverage where applicable, and contents inventories on total losses. Documentation is built into every job.
Section 06 · Wildfire context
Wildfire context for Malibu.
Malibu is classified as a Very High Fire Hazard Severity Zone (VHFHSZ) across the city, with two direct-burn events in recent history.
Two direct-burn events in recent history: the Woolsey Fire (November 2018) burned significant portions of Malibu; the Palisades Fire (January 2025) burned the eastern edge east of Malibu Canyon along with Pacific Palisades, Topanga, and Brentwood (west/north). Fire recovery scope is real and ongoing across multiple event timelines.
Post-fire hardening (ember-resistant vents, Class A roofing, defensible space) is a real ongoing consideration for Malibu homeowners but is a separate consulting scope — we do post-fire restoration and rebuild.

Multi-event & commercial experience.
Malibu is unusual in that active restoration scope runs across two separate major fire events simultaneously. We handle total-loss rebuilds, adjacent-property smoke and ash, and combined post-fire storm intrusion across the corridor — and we work restaurant, retail, and hospitality fires along Pacific Coast Highway.
Same-day board-up from Woodland Hills HQ.
We dispatch from our Woodland Hills headquarters into Malibu across the 21-mile corridor. Same-day emergency board-up is standard, with after-hours and weekend response built in.
Section 08 · Cost transparency
What fire restoration costs in Malibu.
Fire damage costs in Malibu vary enormously by scope. Real ranges for Malibu jobs.
Adjacent-property smoke and ash — $18,000–90,000+
Structure did not burn but sits within the corridor.
Post-fire combined smoke + water + mold — $30,000–175,000+
Layered scope across fire and water claims.
Partial-loss structural fire — $85,000–500,000+
Mitigation plus partial rebuild on our B-General license.
Total-loss rebuild (structure destroyed)
Scope-dependent, typically several hundred thousand to multi-million on estate residential.
Commercial fire (PCH corridor)
Scope-dependent. Documentation determines what your carrier or FAIR Plan will pay.
Insurance handling is critical on Malibu fire claims. We document thoroughly and coordinate with adjusters and the FAIR Plan throughout.
Section 09 · Recent work
A recent Malibu fire job.
A representative job — adjacent-property smoke and ash remediation is a recurring pattern in the eastern Malibu Palisades corridor.

Eastern Malibu post-Palisades Fire adjacent-property smoke and ash remediation.
A hillside home east of Malibu Canyon within the January 2025 Palisades Fire eastern edge corridor. The structure did not burn but sustained heavy smoke, ash, and ember exposure. Full HVAC decontamination, attic insulation removal and replacement, structural cleaning, contents pack-out and cleaning, odor neutralization, and contents return. We worked with the carrier through final approval.
Fire is three losses at once — flame, smoke, and water. We handle all three under one team.
Section 10 · Common questions
Frequently asked questions.
The questions we hear most about fire damage in Malibu.
My Malibu home was destroyed in the Woolsey or Palisades Fire. Can you handle the full rebuild?
Yes. CSLB #1078518 B-General Building covers full structural post-fire reconstruction. We work with homeowners, FAIR Plan, standard carriers, and adjusters through the full multi-month rebuild timeline including permit coordination.
My house did not burn but I have smoke and ash exposure from Palisades or Woolsey. Do I need remediation?
Almost certainly yes. Corridor properties sustained heavy smoke, ash, and ember exposure even if structures did not ignite. HVAC decontamination, attic insulation replacement, contents cleaning, and structural surface cleaning are standard. Wildfire smoke residue continues to off-gas and does not clear on its own.
I am on the California FAIR Plan. Do you work with FAIR Plan fire claims?
Yes. FAIR Plan coverage is common in Malibu and we document to FAIR Plan standards. Claims often run alongside a wrap policy — we coordinate both.
How long does a total-loss rebuild take?
Typically 12-24+ months from initial assessment through certificate of occupancy — depending on permit timelines, insurance approval cycles, and material availability. Malibu rebuild timelines are running longer due to community-scale rebuild volume and coastal permit processes.
Do you handle ash and debris removal?
Structural ash and debris on the property is part of our scope. Post-fire lot clearing on total losses is typically handled through the Army Corps of Engineers program or a certified debris hauler — we coordinate around that process.
My Woolsey Fire claim was closed but I have new damage. Is that related?
Often yes. Delayed damage from major fires can surface years after the event — compromised roofing that failed during subsequent storms, HVAC issues, structural settling. We document to support related-loss determination.
What happens to my belongings after a fire?
Contents pack-out is standard for fire claims. We inventory and photograph everything, move salvageable items to controlled cleaning, document total-loss items for the carrier, and return restored contents at job completion.
Is Malibu in a fire hazard zone?
Yes. Malibu is classified as a Very High Fire Hazard Severity Zone (VHFHSZ) across the entire city. Woolsey 2018 and Palisades 2025 both burned portions of Malibu directly.
Can you do commercial fire restoration along Pacific Coast Highway?
Yes — restaurants, retail, hospitality, professional office. We coordinate with property managers, tenants, and carriers to minimize business interruption.
Do you handle the smoke odor?
Yes — odor neutralization is part of S700 protocol. Wildfire smoke composite requires a specific approach: full HVAC decontamination + attic insulation replacement + hydroxyl or ozone + contents cleaning. Without the full protocol, smoke odor returns.
